Should I go solar before improving my home's insulation and air sealing?
In most cases, no. Solar panels generate electricity, but they don't reduce how much energy your home wastes through the building envelope. A leaky, under-insulated home will require a larger and more expensive solar system to offset the same energy use. Tightening the building shell first reduces your load — which makes solar smaller, cheaper, and more effective.

Why the Order of Home Energy Improvements Matters More Than the Budget
The most expensive mistake in residential energy work is almost never buying the wrong product. It is buying the right products in the wrong order. A homeowner spends twelve thousand dollars on a high-efficiency furnace for a house that leaks air like a wicker basket, and then cannot understand why the bills barely moved. The equipment is fine. It is just heating air that leaves the building before it does anyone any good.
Building science has a settled answer to sequencing, and it has not changed in decades. You work from the outside in: air sealing first, insulation second, equipment last. The reason is that each step changes the correct answer to the step after it. Seal and insulate a house properly and its heating and cooling load drops, sometimes dramatically — which means the furnace and air conditioner it needs are smaller and cheaper than the ones it needed before. Do it in the reverse order and you have permanently oversized your equipment and paid for capacity you will never use.
Air sealing: the cheapest work with the largest return
Air leakage is invisible, which is why it gets ignored in favour of things a homeowner can see. But a typical older home loses a substantial share of its conditioned air through gaps that cost very little to close — top plates where interior walls meet the attic, the rim joist band around the basement ceiling, plumbing and wiring penetrations, recessed light housings, and the chases around chimneys and ductwork.
Warm air rises and escapes at the top of the house, which pulls cold air in at the bottom to replace it — the stack effect. That is why a room can feel draughty near the floor while the thermostat insists the house is at seventy. A few hundred dollars of caulk, foam and rigid board applied in the right places routinely outperforms thousands of dollars of equipment upgrades. It is not glamorous work and no contractor advertises it on a billboard, which is precisely why it stays undone in so many homes.
Insulation only works if the air is already still
Insulation slows heat transfer through materials. It does not stop air movement. Blowing another foot of cellulose over an attic floor riddled with unsealed bypasses gives you a thicker thermal layer sitting on top of an air highway, and the air keeps moving underneath it. This is the single most common way insulation money gets wasted, and it is why any competent energy contractor seals before they insulate.
Once the air barrier is continuous, insulation does what the R-value on the bag promises. The attic is almost always the highest-return surface to address, because that is where the stack effect is pushing hardest and where access is usually easiest.
Equipment last — and sized to the house you now have
When the envelope is finished, the house needs a fresh load calculation — a Manual J — because its heating and cooling requirement is no longer what it was. Oversized equipment does not just cost more to buy. It short-cycles: it satisfies the thermostat quickly, shuts off, and starts again a few minutes later. That cycling wears components, wastes energy at every startup, and on the cooling side leaves the air clammy because the system never runs long enough to pull humidity out. A correctly sized system in a tight house runs longer, quieter cycles and holds temperature more evenly.
Combustion safety deserves one final mention, because tightening a house changes how it breathes. If you have an atmospherically vented furnace or water heater — one that relies on natural draft up a chimney rather than a fan — reducing air leakage can affect whether those appliances vent properly. Any serious air sealing work should be followed by combustion safety testing. This is not a reason to avoid sealing your home. It is a reason to have it done by someone who tests afterward.
